Florida is no stranger to hurricanes. Hurricane Irma, a Category 5 hurricane, struck the Florida Keys in 2017 and caused catastrophic damage. Two legacy RV resorts on Islamorada, a revered sports fishing and tourist destination, were among the properties suffering damage. Atwell partnered with resort expert Sun Outdoors to transform devastation into a vacation destination.
Project goals
Sun Outdoors, part of the Sun Communities portfolio, was undeterred by the devastation and redeveloped the decimated properties into a single, 12-acre multi-amenity retreat.
Outcomes
The five-year endeavor culminated in Sun Outdoors Islamorada. Catering to a multitude of guests, the 12-acre resort boasts a combination of 82 full hook-up RV sites and 48 elevated vacation homes, each strategically positioned to provide panoramic views of the Atlantic Ocean as well as varied amenities such as boat slips across three marinas, private poolside cabanas, heated pools, a clubhouse, on-site dining, a lounge, community fire pits, watersport rentals, and even a dedicated dog walk for guests’ pets.
Building on our long-standing relationship with Sun Communities, Atwell served as Project and Construction Manager for the project, providing oversight of all entitlements and managing the local civil engineer, landscape architect, and the shoreline engineer and architect. We also performed electrical engineering, managed permitting, and provided overall construction management.
