Project goals
Taylor Morrison, a national homebuilder and developer, is developing a luxury-style community in Pasco County, Florida. The community, located within the Wiregrass Ranch development will be the flagship of their Esplanade portfolio. Once completed, the master-planned development will cover more than 480 acres and feature high-end single-family and detached villa-style homes ranging from 2,200-square-feet to more than 4,800-square-feet. The community will boast several amenities, including a lavish resort-style pool with private cabanas, a fitness center, a heated spa, a sprawling event lawn, butterfly gardens, an organic playground, and a thriving tennis and pickleball center.
Outcomes
Atwell and RVi Planning + Landscape Architecture collaborated with Taylor Morrison to bring this resort-style community to life. The team faced several challenges, including floodplain, environmental and soil constraints, as well as shifting market conditions. However, our years of industry experience and knowledge of the local economy helped us to adjust the site plan and alter the original design with minimal impact on the schedule and budget. Our team designed a successful stormwater management system providing sufficient floodplain compensation without reducing density, turned the environmental and soil constraints into community features and worked with the existing site to highlight the natural landscape. We created walking trails, natural focal points, and serene areas of respite for residents, enhancing the overall aesthetic of the property. By collaborating with the project contractor, we worked with the developer on creative solutions to manage tough soil conditions and minimized the import fill required for the project, saving additional costs.
Esplanade at Wiregrass Ranch was named the 2023 Single-Family Community of the Year by Tampa Bay Builder’s Association.
