Creating a unified community that blends two worlds of the Texas landscape
Project goals
When our client approached us with a unique location for their project in Dripping Springs, Texas, we knew we were up for the challenge. Belterra is situated between two different landscapes, with a goal to create a residential lifestyle that provided access to both the vibrant downtown energy of Austin and the quiet, nature-preserved Hill Country. To achieve this, the project involved designing a community that combined several amenities such as a community recreation center, sports areas, and playscapes with parks and trails. The project team was dedicated to preserving as much of the existing landscape as possible, maintaining the rural ranch character of the land. Belterra, spanning 1,600 acres and providing 2,000 homes to the Austin, Texas community, embodies its mantra “Life Wide Open.”
Outcomes
Throughout the master planning stage, Atwell worked closely with Makar Development to address multiple challenges and preserve the area wherever possible. The team assisted with the development agreement and entitlement process with the City of Austin, designed pedestrian underpasses where the trails cross the main collector road to reduce pedestrian/vehicle encounters, provided critical linages throughout the community, and ensured that trails and parks connected each residential neighborhood. The project team was successful in realizing the client’s vision for the Belterra master-planned community.
